3 things we learnt from building a passive house

At Inspired Builds, we’ve worked on all sorts of projects from full refurbishments to bespoke new builds, but Passive House construction stands out. It's a technical, rigorous, and incredibly rewarding way to build.

After completing Bebington, a Passive House project in Weetwood, Leeds, we came away with some valuable insights that shape how we approach all of our work—even when it's not a certified Passive House.

Here are three key things we learned:

1. Every Detail Matters

Passive House construction is built around airtightness and energy efficiency, which means even the smallest detail, like the way a window is sealed or a junction is taped can make a big difference.

It’s not just about high-performance materials; it’s about installing them correctly. We found that the entire build team, from groundworkers to joiners, had to be fully aligned on the level of precision required. It’s a team effort, and when done right, the result is a home that performs as well as it looks.

2. Planning and Collaboration Are Crucial

Passive House isn’t something you “add on” to a project. It has to be embedded into the design and delivery from day one.

We worked closely with architects, suppliers, and consultants to make sure every stage of the build supported the overall goal: reducing heat loss and improving air quality. Materials needed to be ordered early, tolerances double-checked, and sequencing carefully thought through to ensure the envelope performed as it should.

3. The Comfort Really Is Noticeable

There’s something genuinely different about standing inside a Passive House. The temperature stays steady, there are no cold spots, and the air feels fresh—without relying on radiators or constant ventilation.

Clients often focus on the long-term savings on energy bills (which are real), but one of the biggest benefits is day-to-day comfort. That’s something we think more people will come to value as awareness of Passive House continues to grow.

Looking Ahead

We’re proud of what we delivered at Bebington, and it's sparked even more interest in sustainable construction across our work in Leeds and the wider Yorkshire area. Whether or not a client opts for full Passive House certification, the principles—airtightness, insulation, ventilation—can improve any home.
